Sunrise is older, more varied, and considerably better value than most of west Broward, and we like working here for exactly that reason. Sunrise Golf Village West has a distinct vintage seventies Florida character, orderly single and two-level homes with curved Mediterranean tile and flat red roof shingles. Sunrise Golf Village East runs Spanish-eclectic homes and Mediterranean townhouses along canal frontage.

Those seventies and eighties fronts have something the newer cities do not: real overhangs and covered walkways, built before builders decided a portico was optional. A covered entry is the best possible place to put real pumpkins in a South Florida October, so Sunrise displays frequently outlast the ones we build on newer exposed stoops.

Welleby is the family center of the city, close to Welleby Park and the tennis club, and mostly Package 3 and Package 4 territory. Sawgrass runs winding rows of Mediterranean townhomes near the mall, where the entries are narrow and a well-composed $325 doorway genuinely finishes the front. Sunrise is where we spend the most time talking about where the money should go rather than how much of it there should be. On a seventies Golf Village front with a real covered walkway, a $525 Package 3 built properly at the entry beats an $800 display spread thin across a wide facade. On a narrow Sawgrass townhome, the $325 doorway is not a compromise, it is correct. Spring does particularly well here too, because these older fronts often have a bare planting bed at the entry that a pair of urns fixes instantly.
