Delray has something almost nowhere else in South Florida does: real front porches. Not a stoop with an overhang, actual deep covered porches on actual bungalows, because the historic core was platted in the 1920s when people still sat outside.
Del-Ida Park is the clearest example. Fifty-eight acres, a hundred and fifty-one structures, forty-seven of them contributing, in Mediterranean Revival and Craftsman Bungalow styles, laid out on a diagonal street grid that produces triangular blocks and pie-shaped pocket parks. It has been a locally designated historic district since 1988 and the front porches are the whole point of the houses. The Marina Historic District along the Intracoastal mixes Streamline Moderne, Colonial Revival, Mediterranean Revival, and more bungalows. Lake Ida runs tree-lined streets with mid-century ranches, Craftsman cottages, and new custom builds, and it is golf-cart country.
What this changes is how we build. A deep porch is a room, not a facade, so the display works in three dimensions: layered steps, something at seating height, a wreath scaled to a real front door rather than a builder-grade one. It is also seen from four feet away by people walking to Atlantic Avenue, which means the finish has to survive close inspection. Delray is Zone 3, $50 delivery, normal scheduling.
Two Delray-specific notes. If your home is in a designated historic district, seasonal decor is temporary and does not go through historic review, but we will still keep the design inside the vocabulary of the house, because a bungalow porch and a Mediterranean Revival entry want genuinely different treatments. And if you are within walking distance of Atlantic Avenue, budget for the fact that your display is public: it gets seen closely, constantly, and occasionally handled, so we build those a little more solidly than we would on a gated street.
