Key Biscayne is an island, and everything about serving it follows from that. There is one way on and off, the Rickenbacker Causeway, and it is long enough that the trip has to be planned rather than squeezed between two mainland jobs. What is here is worth the trip. The Village is a compact, deliberately low-rise community of single-family homes and low buildings, wrapped by Crandon Park at one end and Bill Baggs at the other, with a strong sense of being a small town that happens to sit off Miami. Homes are well-kept, frontages are generous, and the community notices what its neighbours do.
Salt and wind are the design constraint, more so than anywhere except the barrier island stretches of Miami Beach and Sunny Isles. Everything gets anchored properly, we avoid material that a sea breeze will unpick, and we plan for the fact that an exposed island entry weathers faster than a sheltered mainland one.
